Due to the competitive nature of today's housing market, we advise our potential home buyers to get pre-approved for a mortgage loan before beginning their search for a home. Being pre-approved means that you have your finances in order to purchase a home. Please do not confuse a pre-approved status with a pre-qualified status. Being pre-qualified simply means that you have satisfied the standard lending ratios.

Home sellers generally prefer pre-approved buyers. In some incidences, especially with multiple bid offers, home owners will not accept a bid without a pre-approval status letter. This status indicates your strong commitment to purchasing a home and the ability to finance that home.

If you cannot afford the house you want through conventional financing, you may consider financing your home through an adjustable rate mortgage (ARM) or a temporary buy down. You may discuss the details of your options with your mortgage loan officer.
